PROGRAM: Iowa City Real Estate Market Update
Presenter: Phil O’Brien, Realtor, Urban Acres
Phil O’Brien said that 2021 was an unexpected year of rapidly increasing prices and huge buyer demand. It was definitely a seller’s market. Now, the market appears to be poised for a cooldown. But that doesn’t mean that local prices will drop. More likely prices will flatline for approximately 18 months, if the market does actually cool. The commercial market was seriously impacted by COVID-19, with space becoming vacant and/or failing to fill. He foresees more experiential uses (like Toptracer/Topgolf) helping drive the commercial real estate market.
Phil thinks that we might see a resurgence in smaller towns that have good infrastructure and high-speed internet. We still have a very active new construction market, as there is still a shortage of homes, both locally and nationally.
Visiting Rotarians included: None today
Guests of Rotarians:  Ryan Laverdiere (Rtn Ryan Bell); Jerod Lyons (President Eric Weiler)
Program: Devin van Holsteijn; Attendance: Nancy Droll
